The Assured Shorthold Tenancy (AST) Agreement is the contract that tenants must sign to confirm that they will be renting the property.

An AST generally lasts between 6 months and 3 years; although in highly student-populated areas, a 12 month tenancy agreement is most common as landlords want to ensure their properties aren't empty over the summer.

Landlords can ask their tenants any time during the rental period whether they wish to renew their tenancy; although it is most likely to happen 10 months into a 12 month contract (so if the property was rented from 1 July; it is likely the landlord will ask about continuing with the renting around 1 May). For most students – particularly those in highly student-populated areas – they will have to sign up for another 12 months if they wish to stay. In more residential areas or in flats, it may be possible to continue with the contract more flexibly each month.

 
Important fact
 

A Landlord is obliged to provide two months notice if they want to terminate an AST. This can be done at any time during the fixed term of the AST, but cannot be dated to expire before the end of the fixed term.
