The flat is on Hathersage Road opposite the hospitals and just north of Victoria Park.  It is close to the University of Manchester and the Whitworth Art Gallery, and an easy walk from Manchester Metropolitan University.  Many bus routes are nearby, as well as Whitworth Park and Lidl.

It is on the lower ground floor with direct access to the garden.  I ticked that it has a separate lounge because of the good-size kitchen diner and the south-facing conservatory.  The floors are in porcelain tiles.  There is double-glazing and 24-hour heating and hot water, as well as wifi and an Ethernet socket.
