Do I have to clean before I leave?
In your contract, there is likely to be a section included on end-of-tenancy cleaning requirements, which may specify what needs to be cleaned and to what standard. Generally, tenants are responsible for leaving the property in a clean and tidy condition, which means that you should:
- Vacuum or sweep the floors, carpets, and any furniture
- Wipe down surfaces, such as countertops, tables, and shelves
- Clean the kitchen, including the oven, hob, and refrigerator
- Clean the bathroom, including the toilet, sink, and shower/bath
- Dispose of any rubbish or unwanted items
- Repair any damages caused during your tenancy (unless the damage was caused by fair wear and tear)
Unfortunately what you think is "clean and tidy" can be very different to what your letting agent thinks!. It can also vary depending on your landlord or letting agent's expectations. Some landlords may want a deeper clean than others, or will ask you to carry out more specific tasks.
Check your tenancy agreement
Some might also get you to hire a professional cleaner, but if they do then this would have been made clear to you at the start of the tenancy in your agreement. If you would like to know more, read what do I need to look out for when signing a tenancy?
It is important that you do leave the property looking good, as it could make the difference between getting your full deposit back or not.
What can a landlord charge you?
Your landlord can use some, or all, of your tenancy deposit to pay for cleaning costs if it is not up to standard.
Under the Tenant Fees Act 2019, the amount that a landlord can deduct from your deposit for cleaning is capped at the reasonable cost of the cleaning. Although it is capped, it's a good idea to just avoid this scenario and not have to pay a thing by making sure that you leave the property clean and tidy at the end of your tenancy.
To avoid any disputes or financial penalties, make sure that you understand your cleaning obligations and complete them to the best of your ability.
